  • What is the difference between a Level 2 and a Level 3 survey?

     A Level Two survey (HomeBuyer Report) offers a general overview of a property's condition, suitable for modern homes in reasonable shape. A Level Three survey (Full Building Survey) provides a more in-depth inspection, ideal for older, larger, or altered properties.


  • When should I choose a Level 3 Building Survey?

     A Level 3 survey is recommended for properties that are over 90 years old, in poor condition, or have undergone significant extensions or alterations. It offers a detailed breakdown of the property’s structure, materials, and potential issues.


  • Are Level 2 surveys suitable for flats or newer homes?

     Yes, Level 2 surveys are typically suitable for standard construction properties that appear to be in good condition, such as flats or newer homes with no obvious defects or structural concerns

  • What does a Level 3 survey include that a Level 2 doesn’t?

    Level 3 surveys go further, including the cause of a defect, how serious it is, how to remedy it, and what happens if you don’t do anything about it.


  • Do your Level 3 surveys include drone footage?

     Yes, all Level 3 Building Surveys include drone footage where conditions allow. This is a great way to safely inspect hard-to-reach areas such as roofs, chimneys, and upper elevations in greater detail.


  • Will I get photos with my survey?

     Absolutely. Both Level 2 and Level 3 reports include colour photographs of key findings, so you can clearly see the areas of concern and better understand the condition of the property.


  • How long does it take to receive my survey report?

     We aim to deliver your completed report within 5 working days of the inspection. If we foresee any delay, we’ll let you know in advance.

  • Can I speak to the surveyor after the report?

     Yes, of course. Jon will arrange a call with you straight after the survey to discuss any key findings. We will also be happy to discuss the findings with you after the report is issued. 


  • Are you fully regulated and insured?

     Yes. Charlesworth Chartered Surveyors are fully qualified and regulated by the Royal Institution of Chartered Surveyors (RICS), and we carry full professional indemnity insurance for your peace of mind.


  • How do I know which survey is right for me?

     We’re happy to advise. Just get in touch with a few details about the property, and we’ll recommend the most appropriate survey based on its age and condition.
